Overview

PRN4 is a 40,000 square foot data center project for a confidential client in the high desert region of central Oregon. The project included two phases: phase one included a 2 MW data hall, office space, warehouse, and electrical space infrastructure. Phase two include 2 MW data halls and completion of the electrical spaces.

Our Approach

Southland performed a constructability review of complete mechanical and plumbing systems and early procurement of packaged, direct evaporative cooling equipment. The operation of the integrated BMS controls was validated during factory witness testing.

Due to the phasing of work, several tie-ins to operating systems were required to negate the need to cease operations. We ensured the fast-tracked scheduled was met and minimized the impact on other trades through just-in-time delivery of equipment. Additionally, all pipe spooling and duct fabrication were completed in our Portland, OR shops to increase efficiency.

Result

By implementing best practices such as using double-contained underground piping for cooling water distribution and simplifying the infrastructure cooling, we successfully managed the budget to anticipated final costs.

All connections to existing systems were completed without incident and we ensured compliance with the demanding rigors of Level 5 commissioning while meeting every integrated system testing date.

The project was completed in 2016 and the building achieved LEED Gold Certification.
