Overview

Originally designed by architect Mark Lemmon in the late 1940s, Smith and Perkins Residence Halls have been a part of the Southern Methodist University (SMU) campus for decades.

This project included a full renovation of the 22,395-square-foot dormitories and the addition of a 4,502-square-foot connector building, creating a unified residential complex. The new structure introduces communal spaces such as lounges, study areas, and landscaped courtyards. Upgraded building systems were incorporated to enhance efficiency and comfort for students.

Our Approach 

We provided design-assist mechanical, electrical, and plumbing services to modernize the facility while preserving its historic character. This included reworking HVAC, electrical, plumbing, piping, and ductwork to integrate upgraded systems with the existing campus infrastructure. The renovation required precise coordination to connect new systems to SMU's older utilities while maintaining functionality throughout construction. BIM was used to navigate structural challenges, improve efficiency, and streamline installation. Due to long lead times for materials, the team implemented proactive scheduling and procurement strategies to keep the project on track.

Result

Smith and Perkins Halls, along with the new connector, were completed on schedule in July 2024. The renovated dormitories now accommodate 193 students in a modern, accessible living space. All floors meet ADA accessibility standards, improving mobility and inclusivity. SMU's facilities planning and management team praised the project for enhancing the student experience while maintaining the historical integrity of the buildings.
