Southland provided the design-assist fire protection, plumbing, HVAC, controls, and commissioning services for this new construction fire-story facility in Springfield, Virginia. This facility includes several imaging suites and additional exam rooms, featuring a lower level with technical suites, a ground floor housing a full pharmacy and physical therapy areas, and three upper patient floors.
Our Approach
As a partner in the Kaiser Integrated Project Delivery (IPD) model, the project team provided design insights beyond the typical subcontractor role. Collaborating closely with Cannon Design, our team prioritized cost-effective solutions that benefited the entire project team.
A standout achievement was the redesign of the plumbing system, which minimized linear footage and introduced multiple vertical riser assemblies for patient floors — a complex task given the number of in-room sinks. Meticulous coordination ensured plumbing risers were installed before walls were constructed by precisely establishing core hole locations.
We implemented innovative solutions to ensure efficiency and quality throughout the project. By vertically stacking plumbing sinks, the supply and waste/vent systems were streamlined, significantly reducing horizontal piping and eliminating major coordination challenges. Large prefabricated shafts and a single-piece condensing unit skid minimized crane usage and rigging time, enhancing installation efficiency. Additionally, advanced auto-commissioning using Distech programming with a Tridium front-end provided onboard web-based settings for dynamic addressing, dramatically reducing start-up time.
Result
Completed in July 2023, this facility enhances access to quality care for patients in the region, serving as a replacement for the former medical center. It is one of 35 Kaiser Permanente medical centers in the Mid-Atlantic region, reflecting a continued commitment to providing convenient and comprehensive healthcare.
