Overview

This New Jersey campus includes the first U.S. facilities for a global biotechnology company specializing in cancer treatment drugs. 

This project included 4 fast-tracked buildings on a 42-acre campus. The four-story administrative laboratory building houses clinical research and development activities. The 85,000 square foot warehouse building includes freezer farms, sampling suites, dispensing rooms, and clean spaces. Made of 90% stainless steel with modules shipped from overseas, the two drug substance and drug product (DSDP) production buildings can produce up to 2 million vials annually.  

Our Approach

Early on, the preconstruction team used an interactive tool to provide cost opinions and estimates to support the general contractor's pursuit of the project. After securing the contract, our detailing and coordination team hit the ground running. 

Delivering the project ahead of schedule and on budget required a strategic approach. Lean methods such as prefabrication and just-in-time delivery saved time and costs. Strategic overtime helped maintain momentum, while our BIM constructability lead guided modeling and coordination to support the condensed schedule from day one. 

We provided mechanical services for 35,000 feet of HVAC piping and 310,000 pounds of sheet metal in the administrative laboratory and warehouse buildings. For the DSDP buildings, we handled all mechanical piping connections. Prefabricating HVAC piping and pump skids in our controlled fabrication shop improved safety, efficiency, and onsite quality. 

With a consistent focus on daily planning, the project was well-managed and exceeded productivity expectations. Peak onsite labor was reduced to nearly 50% of the initial projection. 

Result

Completed in July 2024, the campus was finished in just 27 months, over a month ahead of schedule. More than 1.3 million labor hours were completed by all trade partners. This flagship facility expands the client's ability to develop affordable medicines that improve cancer treatment outcomes.
