When clients choose to fabricate their components and materials offsite, they know they are saving time and decreasing waste by prioritizing the prefabrication and modularization process. In recent years, managers have seen more requests from traditional builders looking to give prefabrication a try, said Southland's Rob Delawder, construction manager. Delawder explains that keeping everyone on the same page with an Integrated Project Delivery (IPD) approach is how the entire team can be coordinated before design even starts. "Schedules need to be developed and communicated to all members of the project team," he explains, adding that there must be "100 percent buy in from all trade partners, engineering and the owner as well to this approach."
