
The commissioning (Cx) process ensures that mechanical, electrical, and plumbing (MEP) systems function as designed, giving owners confidence in their final installation. Building commissioning follows standardized processes to uphold quality, while complex or unique systems require additional attention.

Case Study: Optimizing HVAC System Performance
A client's new facility was struggling to meet cooling demands, prompting a commissioning effort to optimize system performance and energy efficiency. Our team identified design modifications, including adding an air-cooled chiller, installing a variable frequency drive on the chilled water pump, and adjusting the sequence of operations. A detailed controls review uncovered discrepancies in system programming, which we addressed before they could impact operations.
During functional performance tests (FPTs), control programming errors and deficiencies were identified in the original test, adjust, and balance (TAB) report. To support proper system performance, we recommended a full system rebalance and engaged a National Environmental Balancing Bureau (NEBB)-certified test and balance firm. Commissioning a massive, high-performance facility under a demanding timeline required a proactive and solutions-driven approach. With over 1,600 functional performance tests and 8 integrated system tests (ISTs) to complete, our team worked closely with our trade partners to maintain the project schedule. Early engagement led to meticulously tracked test readiness, addressed issues before they escalated, and managed power delivery for equipment, streamlining coordination with the electrical subcontractor.
As the project moved into IST, our focus on real-world performance validation ensured smooth execution. Government representatives observed the tests, which proceeded without issue, making it one of the most efficient IST executions on campus. Optimizing load bank and cable rentals led to significant cost savings and helped the facility meet its performance requirements, demonstrating the value of a well-executed commissioning process.
