Spokane Behavioral Health was a design-build project. Southland delivered dry mechanical systems and controls for this 3-story, 100-bed, free-standing psychiatric and behavioral health hospital on the Providence Sacred Heart Medical Center Campus. With 52 patient rooms with 100 beds and additional treatment areas, the design also included a gymnasium, courtyard, kitchen, natural lighting, dedicated parking, an ambulance bay, as well as support and office space.
Through the IPD contract and design-build delivery, Southland implemented a 4-day work schedule with work completed 10 hours each day. The team worked to overcome a major trade partner issue that involved a windowsill height regulation that required the window siding to be removed so that the sills could be raised to accommodate Washington insurance requirements.
Although the budget and schedule were both significantly impacted due to the trade partner issue, Southland performed above-par on this IFOA-style contract. Additionally, Southland was able to cover the unexpected costs with other trade partners through the shared savings from the contract style. Overall, the result was a highly successful project.
