The 4th & Montgomery Building project was a unique project involving Portland State University, Portland Community College, Oregon Health and Sciences University, and the city of Portland. The seven-story building consists of a classroom, dental clinic, learning laboratory, and office space.
Southland was a design-assist partner for the project and provided wet and dry mechanical and plumbing services. Southland began working on this project during the preconstruction phase and was involved setting the GMP early to help enhance the schedule.
With four different owners with unique budget, needs, and requirements, there were various challenges to overcome. Southland was able to meet all of the owners’ needs while finishing the project on time and on budget. Additionally, Southland met the high MWESB requirements as well as logistical requirements based on the building’s location. Based on the requirements, everything was delivered in a just-in-time manner with Southland relying heavily on prefabrication, spooling of all bathroom carriers, and chilled water mains with all valves and outlets pre-bolted on.
Southland's detailed coordination with their shops and the other trades made the project a success —even during the onset of the COVID-19 pandemic that created many new requirements and challenges.
