Garden Grove, CA

Southland Industries, one of the nation's largest design-build mechanical contracting firms, was recently awarded the Monroe Community Wellness Center project located in Van Nuys, California. The design-build project team is comprised of Pankow Builders, IBI Group, Sasco Electric, and Southland Industries.
With 13,200 total square feet, the one-story facility will include dental, medical, and office space as well as community service rooms. Southland will be responsible for the design and construction of the mechanical, plumbing, and controls systems on the project. Utilizing two direct expansion package units with variable air volume and constant air volume distribution and a ducted return, the facility will meet California Office of Statewide Health Planning and Development Level 3 requirements. In addition, the plumbing system will involve a domestic gas-fired hot water heater tank and underground distribution, with storm drainage discharged into bioswales for return to an underground aquifer.
Overall, the facility will be designed to achieve LEED certification. The project's design stage is scheduled to begin in June, while the construction phase is slated to begin in fall 2013. Ultimate project completion is anticipated by December 2014.
